Hybrid Offices offers meeting rooms where users can get everything their hearts desire. "There are not many places that offer such a high standard of service in such an upscale location," he says.

You don't need to tell two real estate experts that location matters. Ramon Peter de Mooy, financial manager at Atrium Vastgoedmanagement B.V., opens the door of a beautiful, stately building at Frederik Hendrikplein 33. Right in the middle of the Statenkwartier, plenty of cafes and restaurants around the corner and right in front of the door a sizeable green park. "Beautiful, isn't it? This really is a prime location for Hybrid Offices."

In the new Hybrid Offices where business groups rent a meeting space, the rooms offer a neutral location, ideal for negotiations or confidential talks. It is of interest to people who do appreciate a certain "exclusivity," explains colleague Niels Boek, general manager at Atrium. "Being in a different environment - where all your conveniences are also provided - creates a very different atmosphere, a very different kind of conversation for negotiations, meetings or gatherings."


'Here you come unstuck from work while at work'

Useful when you want to close a deal without anyone being able to see, says Boek. When international business partners or colleagues fly in and you need a high-quality space for a comfortable conversation. Or when senior executives discuss something that is sensitive and does not yet need to be known to the whole organisation. "Ideal to hold a 'bila' (bilateral consultation, ed.) here then. The Criminal Court and international organisations like Europol are also close by. I can imagine that lawyers there sometimes need a neutral space. You can break away from your own working environment here, while still working. Ideal also for expats."

And in pleasant surroundings. A "living room feel", says Boek as he shows the ground-floor meeting room, which has room for 21 people. At the front, near a large screen, is a round table with eight comfortable chairs around it, at the back four soft armchairs. In between is a modern bar, with all the drinks you can imagine and a wine fridge to pour the drinks at just the right temperature.

Cool meeting place

Boek opened several work and meeting spaces at a sister organisation of Atrium in recent years, across the country. "From empty properties that we manage and secure, we turn cool meeting places," says Boek. For example, from an old courtroom in Breda, a former hospital in Den Bosch and three properties in Rotterdam.

With nice weather, there is also access to a spacious, sunny garden.

In the Statenkwartier still lacked this kind of meeting room, so the plan arose to put something special there, says Boek. "This is high-end and exclusive. Of course, there are places that offer meeting space, or roadside hotels that also do deals. But not many such venues are so set up to offer comfort or can offer the same high standard as we do." De Mooy adds: "If you book a meeting room here, you will be completely unburdened."

Extensive wish list

What can it cost, such a high-end venue with ditto service? "That depends on whether you bring your own cheese sandwich," Boek winks. "No, there are a lot of factors involved." On the website, potential users can fill in an extensive wish list. From coffee and tea to breakfast or drinks, from multi-day stays to a closing dinner with a star chef. "Anything goes, in fact," says Boek. "If you want a star chef to come and cook for you, we will do our best to arrange that."

With nice weather, there is also access to a spacious, sunny garden, of course including table and chairs for meeting or just taking a break. Customisation is also possible there, says Boek. "Whatever the user wants, we can provide. You name it. If the sun is shining nicely and you want good music, we can call Tim Akkerman (former singer of Di-rect, ed.) to come and play in the garden. Our network is big enough to offer that sort of thing."

Facilitate

The team at Hybrid Offices is constantly working to ensure everything goes smoothly behind the scenes: from selecting the right suppliers - for media equipment, for example - to contacting restaurants and other businesses in the area. Book: "We prefer to work with local parties, because we think it is important to support each other in the neighbourhood and thus strengthen each other's network."

A customised script is created for each booking, which is different each time. For example, users can specify when they prefer not to be disturbed by facility staff, such as a hostess or host. What is always fixed is that someone is available to take care of adjustments or requests immediately, says Boek. "No matter how well you plan," he snaps his fingers, "there are always unexpected changes. We respond to that effortlessly. We have been doing this since the 1990s and know the market inside out."

De Mooy heads upstairs, where there are two more spacious rooms. Very convenient to have several high-end rooms at your disposal, De Mooy believes. "You come in and are taken care of with good coffee, then split up and divide into groups across the different luxury rooms. For lunch, everyone gathers downstairs again. At the end of the afternoon, the sessions are over and you all have a drink together. That's very nice work." He looks out over the park for a moment. "And look at that view. This is going to be fantastic."
