Avenir Realty is loyal and committed. The exclusive rental assignment of the renovated DekkersDuin apartment complex shows their growth. Director Roos Ouderdorp, enthused: "If you can co-manage in a project, you won't get stuck later."

Bohemen en Meer & Bos is a green neighbourhood where time seems to have stood still. But even in this enclave between Kijkduin and Shopping Centre De Savornin Lohmanplein, the 21st century is ticking by. Behind the few neighbourhood shops of its own now stands, in Campanulastraat, a modern complex, DekkersDuin.

These houses can be occupied in December. It is a private initiative. The Hague-based development investor Mundus Invest is transforming the former service flat Dekkersduin (stripped, fourth floor added) into 34 small and larger luxury, sustainable rental flats. But from whom do you rent such a flat? That is - to its own credit - Avenir Vastgoed, a service-oriented office with the hopeful promise for beginners and expats alike: 'We don't find you a house, we find you a home.'

Okay, let's find some answers first. At Avenir on Anna Paulownastraat, you step into a fresh office in a listed building where eight young people deal with buying, selling, renting and letting. "But," explains director-founder Roos Ouderdorp (1988), "we also appraise, we manage and we restyle. And we also like to look at the construction quote." The secret of their success? "We're super fanatical, but it's always fun here."


'You always have to provide service, no matter how busy'

It is a pleasure to talk to Ouderdorp: she is infectiously enthusiastic and almost cheerfully explains that the housing market (low interest rates, high prices, huge scarcity) is "hysterical". "I also used to work in the hospitality industry and then you know: you always have to provide service, no matter how busy it is. In the end, you always earn it back. You can always call Avenir Vastgoed, even at night. And if someone doesn't have time for a viewing, we will send a video. You have to keep delivering quality."

Never bet on one horse

The corona epidemic has made the market even more hysterical. "There are a lot more relocations, because as people work from home more, they find out they are short of a room. Or can also live at home or abroad. So out of town. But their vacant houses are filled in no time."

Ouderdorp: "You don't necessarily have to be over 55, but that is automatically the target group. They get a kind of hotel service: from meals, a maid, moving service, technical service and washing clothes to making beds and even fun activities. Those things are all part of the FlorencePas."


'Pleasant living, you can do that here'

"All tenants of DekkersDuin get the FlorencePas free from us for the first year. It is a very sustainable building (energy label A+), with a communal garden and a communal space inside. And we want to keep it as fresh as possible: people don't live in a service flat here, they rent a flat with - as required - a wide range of services. To make life more pleasant. Because pleasant living, you can do that here."

CHOICE

That bodes well. Will there also be something to choose from? "To the left of the entrance are the larger flats, 90 m2, with a front and a back garden.
